Seasonal and Storage options

Seasonal Pitches
With this option your caravan will be sited on a pitch for the whole season (summer or winter). The fee includes electric hook-up, awning (only when caravan is occupied), extra people (to the capacity of the caravan) and dogs. This is for holiday use only and the caravan cannot be constantly occupied.
We offer the following pitch types:
- Semi-serviced (grass pitch with 10-amp Electric hook-up)
- Premium (semi-serviced pitch in a premium location)
- Super Pitch (full hardstanding, 16-amp EL, water & drain, TV point)
- Small Budget A small semi-serviced pitch suitable for a tiny caravan under 5.5 metres in total length
- Budget A smaller or sloping semi-serviced pitch which will either be suitable for a small caravan under 6.5 metres in total length or a longer caravan on a sloping pitch.
We can’t offer seasonal pitches for tents or motor vans.
Booking Dates
Winter – 1st November until the end of March
Summer – 1st April until the end of October
6-month Summer in Buzzard field – 15th April – 15th October
Short-term storage – we can sometimes offer storage by the day, week or month.
Caravan Storage
With this option your caravan will stored in our barn or gated compound and you need to give us at least 48 hours notice to site your caravan before you visit. Whenever you use your caravan you pay the usual fees for the duration of your stay. (Note: we cannot guarantee that we will have a pitch available if you make a late booking for a weekend within the school holidays.)
We can only offer storage for towed vehicles (caravans, trailer tents, folding caravans) and not campervans or motorvans. We don’t allow access to the storage area so you can only get to your caravan when you have made a booking for it to be towed out. There is a charge of £20 for caravan tow-out which is waived if you have made a booking to use the caravan on the park for two nights or more.

The cost of a storage space depends on the length of the van – please measure the total/shipping length of the van (including drawbar)
- up to 18 feet – 5.5 metres *
- up to 21 feet – 6.4 metres *
- up to 24 feet – 7.3 metres *
- over 24 feet *

Seasonal & Storage – Payment Dates and Refund Policy
If the fees are not paid by the due date, we reserve the right to re-allocate the pitch/space to a new customer without further notice. Communications can go astray so you cannot rely on us sending reminders.
Winter Pitches / Storage
Existing customers wishing to reserve a winter pitch or storage place must book and pay the full balance by 1st October (no separate dates for deposit/balance).
Summer Pitches / Storage
Existing customers wishing to reserve a summer seasonal pitch or storage place must book and pay a deposit by 30th November of the previous year. For seasonal pitches, the deposit is £100 and for storage places it is £30.
The balance of the pitch fee must be paid by 28th February.
New customers booking after these dates will be asked to pay a deposit on booking and the balance on an agreed date before arrival.
General Information
Where renewal discounts are offered, they will be subject to making all payments by the due dates.
Any deposit paid is non-refundable unless you are entitled to have it returned to you as the result of breach of obligation on our part.
Any pitch not reserved with a deposit by the booking date, or paid for in full by the balance date will be made available to new applicants without further notice. Please contact us if you are unable to make the payment on time.
The seasonal booking or storage place is a contract with the owner of the caravan to store that particular caravan. If there is a change of ownership during the season the agreement is not transferred and the caravan must be removed from the park. It might be possible to change the caravan for another of a similar size – please check with reception first.
Refund Policy for Seasonal & Storage bookings.
In the event of you deciding to remove your caravan from the park during the season you must notify us in writing of your intention to leave. Our refund policy is: Deposits are not refundable – part of the balance of fees may be refundable depending on the date that you remove your caravan:
For Summer bookings (1st April – 31st October)
- Removal before the end of March – refund of 80% of balance of fee paid.
- Removal before the end of June – refund of 40% of balance of fee paid.
- Removal after the end of June – no refund
For Winter bookings (1st November – 31st March)
- Removal before the end of October – refund of 80% of balance of fee paid.
- Removal before the 15th December – refund of 40% of balance of fee paid.
- Removal after the 15th December – no refund
Conditions of Agreement
- All caravan owners must insure their caravans against damage caused to third parties. They are also responsible for the insurance of their caravan and its contents.
- For stored caravans:
- Each van will be issued with an I.D. number which must be affixed to the van in an agreed location.
- In the case of stored caravans; You must give 24 hours notice for a caravan movement (e.g. in & out of the compound).
- on departure, caravan legs must be wound up and reception advised accordingly. All pitches must be vacated by 11 am unless a Late Departure (5pm) has been agreed and paid for. (Late stays are not usually available during peak season).
- There is a minimum stay of 2 nights at the rate applicable for caravans coming out of storage and going on a pitch. If the caravan is pulled out of the compound but is not staying on the park for two nights, a £20 tow out fee will apply.
- For seasonal caravans:
- Whilst unoccupied; awnings must be taken down and electric leads must be disconnected. A fee of £60 shall be charged if site staff attend an awning while you are not staying on the park.
- No construction of any kind may be erected on the pitch. All property of the Caravan Owner must be stored inside the caravan or in a single storage box located in a position agreed by the Park Owner. No items may be stored under the van.
- No other item may be left on a seasonal pitch when not in use, including boats and trailers.
- The Caravan Owner is responsible for properly securing the caravan as provided for by the manufacturer, and to immobilise the caravan against theft by use of any or all proprietary anti-theft measures.
- specific pitches can be requested but cannot be guaranteed.
- The Caravan Owner shall not use or permit the caravan to be used for purposes other than for holiday use. All permitted users must be registered with reception. The caravan cannot be used as a place of work and no item or service may offered for sale from the pitch without the written consent of the Park Owners.
- Users of the park must also comply with our camping code of conduct.
- The Park Owners will not permit the removal of the caravan from the Park by anyone other than the Caravan Owner except on the prior written authority of the Owner to a person carrying such written authority, and bearing the original signature of the Caravan Owner.
- The fee paid will determine the Period of Agreement (e.g. summer, winter or temporary) and the Type of Agreement (e.g. Stored or Sited). Payment is due before the start date of each Storage/Sited Period.
- Payment of all charges incurred in the storage/siting of the caravan must have been cleared before the caravan is removed from the storage area or pitch and the Park Owners retain a lieu on the caravan for any unpaid accounts.
- Caravan owners must comply with the payment dates set out in the schedule. If pitch/storage fees remain unpaid then the pitch/space will be re-allocated. Refunds of fees will only be made in accordance with the conditions in the payment schedule.
- This booking is a contract with the owner of the caravan for the caravan specified only. If there is a change of ownership during the season the caravan must be removed from the park. You must get agreement from the Park Owners before changing the caravan or putting up a “for sale” notice.
- If the Caravan Owner shall be in breach of the terms of this Agreement the Park Owners shall be entitled to give the Caravan Owner 42 days’ notice in writing of termination of this Agreement and upon the expiration of the said period the Agreement shall be terminated.
- If the Caravan Owner then fails to remove the caravan on or before the termination or expiry of the Agreement, the Park Owner is authorised to sell the caravan and its contents in such manner as he sees fit and to deduct from the proceeds of the sale any amount due to the Park Owner under this Agreement or otherwise together with the expenses incurred by the Park Owner in the removal and sale of the caravan and its contents.
- Seasonal/Stored Tourers must remain roadworthy and be kept in an acceptable condition at all times both structurally and decoratively. In the event of non-compliance the Park Owners may give the Caravan Owner two months’ notice to either bring the condition of the caravan to the required standard or to remove the caravan from the park.
